How it is calculated
duty = value × state rate with the state's concession for women where one exists (UP: 1% off the first ₹10 lakh; Delhi 4% vs 6%; Haryana 5% vs 7%; Maharashtra 5% vs 6%); registration = value × 1% with caps in Haryana (₹50,000) and Maharashtra (₹30,000). Slab-based states (Karnataka, West Bengal) use the slab for the value entered. Metro cess, surcharge and transfer duty are folded into the headline rate where applicable.
Worked example
₹60 lakh flat in Noida (UP): duty ₹4.2 lakh, registration ₹60,000, total ₹4.8 lakh. In a woman's name: ₹4.1 lakh + ₹60,000. The same flat in Gurugram (Haryana): ₹4.2 lakh duty for a man or ₹3 lakh for a woman, registration capped at ₹50,000.
Frequently asked questions
What is the stamp duty in Uttar Pradesh for women?
7% like everyone else, but with a 1% concession on the first ₹10 lakh of value, so the saving is at most ₹10,000.
Is stamp duty charged on circle rate or agreement value?
On the higher of the two. If the circle-rate valuation exceeds your price, duty is computed on the circle rate.
Can stamp duty be paid online?
Yes, as an e-stamp through the state portal (IGRS UP, Delhi e-stamping via SHCIL, Haryana e-Gras, Maharashtra GRAS) before the registration appointment.
