Rent agreement and tenant police verification in Noida and Ghaziabad
Two documents protect both sides of a rental in Gautam Buddha Nagar and Ghaziabad: a written rent agreement and the tenant verification filed with the police. Owners in gated societies will not hand over keys without both, and societies increasingly ask for the verification receipt before issuing a move-in slip.
The 11-month agreement
Most agreements run 11 months because a lease of 12 months or more must be registered at the sub-registrar office, which costs more and takes a visit. An 11-month agreement is typed on stamp paper, signed by owner and tenant with two witnesses, and notarised. It is renewed with a fresh document, usually with a 5–10% rent escalation clause already written in.
What it must contain: monthly rent and due date, security deposit and the refund terms, who pays society maintenance and utilities, lock-in period (commonly 6 months), notice period (one month is standard), permitted use, number of occupants, and a list of fixtures and furniture with their condition. Attach photographs of the flat at handover; disputes at exit are almost always about deposit deductions.
Cost
Stamp paper and notary for an 11-month agreement typically total a few hundred rupees; a broker or online service that drafts and delivers it charges roughly ₹1,000–2,500. Registering a longer lease at the sub-registrar attracts stamp duty on the rent value under the UP Stamp Act plus a registration fee; brokers in Noida rarely do this for residential leases under two years.
Police verification
Tenant verification is mandatory in Uttar Pradesh. The owner (or the tenant on the owner's behalf) submits the tenant's ID, photo, permanent address and the agreement through the UP Police citizen portal or the UPCOP app, and receives an acknowledgement that the society office accepts. There is no fee. Most brokers file it the same day as the agreement; keep the receipt, it is also asked for when you apply for a gas connection or a society car sticker.
Documents checklist
- Tenant: Aadhaar, PAN, two photographs, permanent address proof, employer ID or offer letter, previous landlord reference if asked.
- Owner: ownership proof (allotment letter, sale deed or possession letter), ID, and the society's NOC form where required.
- Both: the signed agreement, inventory list, and the society move-in form.

Frequently asked questions
Does a rent agreement need to be registered in Noida?
Not if it is for less than 12 months. An 11-month notarised agreement on stamp paper is the norm; leases of a year or more must be registered at the sub-registrar office.
Is police verification compulsory for tenants in Noida?
Yes. Uttar Pradesh requires tenant verification, filed online through the UP Police portal or UPCOP app by the owner or broker. It is free and societies ask for the receipt before move-in.
Who pays for the rent agreement?
Usually the tenant pays the stamp paper and notary cost, and brokerage is paid once by each side at the broker's stated rate; the agreement should say who bears what.
