Home loan EMI calculator: what a flat in Noida will cost per month

EMI calculator

How the EMI is computed

EMI = P × r × (1+r)ⁿ ÷ ((1+r)ⁿ − 1), where P is the loan, r the monthly rate (annual rate ÷ 12) and n the number of months. At 8.5% for 20 years, every ₹1 lakh borrowed costs about ₹868 per month. Banks lend up to 80% of the agreement value (75% above ₹75 lakh), so plan 20–25% down payment plus stamp duty and registration, which are not financed.

Eligibility rule of thumb

Lenders cap total EMIs at roughly 40–50% of net monthly income. For a ₹48 lakh loan at 8.5% over 20 years (EMI about ₹41,600), a net income near ₹1 lakh a month is needed; a co-applicant spouse's income adds to the limit. Rates for salaried borrowers with a credit score above 750 are the lowest; check the current spread on the lender's site.

Full cost of buying a ₹60 lakh flat in Greater Noida West

  • Down payment 20%: ₹12 lakh.
  • Stamp duty 7% + registration 1%: ₹4.8 lakh (see the stamp duty guide).
  • Brokerage about 1%: ₹60,000; processing and legal fees: ₹15,000–40,000.
  • Interiors and shifting: budget separately.

Cash needed at purchase is therefore close to ₹18 lakh before interiors, with the ₹48 lakh loan costing about ₹41,600 a month.
