Furnished, semi-furnished or unfurnished: what you get and what it costs

Listings in NCR use three labels loosely, so always check the inventory list rather than the label. The working definitions brokers on ZeoRent use are below, along with the rent premium each carries.

Unfurnished

Bare flat with fittings only: lights, fans, geysers sometimes, modular kitchen cabinets often but no appliances, no wardrobes in some older stock. Cheapest and most flexible for families bringing their own furniture; expect the lowest deposit.

Semi-furnished

The most common category in Gaur City, Sector 150 or Indirapuram: wardrobes in every bedroom, modular kitchen with chimney and hob, fans, lights, geysers and usually air conditioners in one or two rooms. No beds, sofas or appliances. Typically 8–15% above unfurnished rent for the same flat.

Fully furnished

Everything needed to move in with a suitcase: beds with mattresses, sofa, dining set, fridge, washing machine, microwave, TV, ACs in all rooms, sometimes a water purifier. Rent runs 15–25% above semi-furnished and the deposit is higher because the owner carries the furniture risk. Best for short stays, corporate leases and bachelors who do not want to buy furniture.

How to compare two listings

  • Count ACs and ask whether their servicing is the tenant's cost (it usually is).
  • Check the age of the fridge and washing machine; repairs on old appliances become a monthly argument.
  • Ask whether the owner will remove furniture you do not want; many will not.
  • Put the inventory with condition notes in the agreement annexure with photos.
