Total flat purchase cost calculator (all-inclusive outflow)
The brochure rate is the start of the bill, not the end. Builder charges, the state's stamp duty and registration, GST on under-construction homes and brokerage typically add 12–20% to the agreement value. This estimator totals them and separates what a bank will finance from what you must pay in cash.

How it is calculated
Agreement value = base + PLC/floor rise + parking + club. GST applies on the agreement value for under-construction homes (5%, or 1% affordable; none with an occupancy certificate). Stamp duty and registration use the selected state's headline rates on agreement value (the higher of price and circle rate in practice). Loan = loan-to-value % of the agreement value; duty, registration, brokerage, IFMS and fees are not financed.
Worked example
₹60 lakh ready flat in Greater Noida West with ₹1.5 lakh PLC, ₹3 lakh parking, ₹1.5 lakh club, ₹60,000 IFMS, UP duty 7% and 1% registration, 1% brokerage, ₹25,000 fees: total about ₹72.7 lakh, of which a bank finances ₹52.8 lakh at 80%, leaving roughly ₹19.9 lakh to pay from your own funds.
Frequently asked questions
How much extra do I pay over the flat price in Noida?
Typically 12–20%: stamp duty 7% and registration 1% in UP, 5% GST if under construction, parking, club and PLC of 5–10%, plus 1% brokerage.
Does the home loan cover stamp duty and registration?
No. Banks lend against the agreement value only (80% up to ₹75 lakh); duty, registration, brokerage and deposits are paid from your own funds.

For under-construction property GST applies on the whole consideration including PLC, parking and club charges bundled in the agreement; ready property attracts none.
