Home loan EMI calculator with year-wise amortization
EMI depends on three numbers: the loan, the rate and the tenure. The schedule below shows what banks rarely show up front: in the first years most of each EMI is interest, which is why prepaying early saves so much.

How it is calculated
EMI = P × r × (1+r)ⁿ ÷ ((1+r)ⁿ − 1), r = annual rate ÷ 12 ÷ 100, n = months. Each month interest = balance × r and the rest of the EMI reduces principal, so the schedule is front-loaded with interest.
Worked example
₹48 lakh at 8.5% for 20 years: EMI ₹41,656; total interest ₹51.97 lakh. In year 1 about ₹4.04 lakh of the ₹5 lakh paid is interest; by year 15 the split reverses.
Frequently asked questions
What is the EMI for a ₹50 lakh home loan?
About ₹43,391 per month at 8.5% for 20 years; ₹46,607 at 9.5%. Each ₹1 lakh costs roughly ₹868 a month at 8.5% over 20 years.
Does a longer tenure reduce EMI a lot?
Yes but at a cost: ₹48 lakh at 8.5% is ₹41,656 for 20 years and ₹36,901 for 30 years, while total interest rises from ₹52 lakh to ₹85 lakh.
Is EMI calculated on reducing balance?
Yes. Home loans in India use monthly reducing balance, so interest is charged only on the outstanding principal each month.
