Stamp duty and registration charges in Uttar Pradesh: rates and a worked example
Stamp duty and registration are paid to the Uttar Pradesh government when the sale deed is registered at the sub-registrar office, and they are the largest extra cost after the price itself. Budget for them before you negotiate.
Rates
- Stamp duty: 7% of the property value for most buyers in Uttar Pradesh.
- Women buyers: a concession of 1% on the first ₹10 lakh of value, which caps the saving at ₹10,000; the rest is charged at 7%.
- Registration fee: 1% of the value.
The value used is the higher of the agreed price and the circle-rate valuation for that sector and property type; the Noida and Greater Noida circle rates are published by the district administration and revised periodically. Check the current schedule on the IGRS UP (igrsup.gov.in) portal, where the e-stamp is also generated.
Worked example
A 2 BHK resale flat in Greater Noida West agreed at ₹60 lakh: stamp duty ₹4,20,000 plus registration ₹60,000, a total of ₹4,80,000, about 8% on top of the price. A woman buyer would save ₹10,000 on the stamp duty. If the circle-rate value is higher than ₹60 lakh, duty is computed on that higher figure.
Other charges at purchase
- Transfer or NOC charges by the builder or society on resale, from a few thousand rupees to a percentage in some projects.
- Brokerage, usually 1% of the price on resale deals.
- Home loan processing fee and legal/valuation charges if financing.
- GST of 5% (1% for affordable housing) on under-construction flats; none on ready flats with an occupancy certificate.
Process
Draft the sale deed, generate the e-stamp on IGRS UP for the computed duty, book a slot at the sub-registrar office for the sector, and attend with the seller, two witnesses, ID proofs and the original title documents. Registration completes the same day and the registered deed is returned within a few days.
Figures are typical for Noida, Greater Noida West, Greater Noida and Ghaziabad as of 2026 and change with notifications; verify the current rate on the official portal named in the guide before paying.
Frequently asked questions
What is the stamp duty on a flat in Noida?
7% of the property value under the UP Stamp Act, plus a 1% registration fee. Women buyers get a 1% concession on the first ₹10 lakh of value.
Is stamp duty charged on the agreed price or the circle rate?
On whichever is higher. The sub-registrar values the flat at the sector's circle rate and charges duty on that if it exceeds your price.
Is GST payable on a resale flat?
No. GST applies only to under-construction property (5%, or 1% for affordable housing); ready flats with an occupancy certificate and resale flats carry no GST.
