Security deposit and brokerage norms for rentals in Noida and Greater Noida West

Unlike Bengaluru, where ten-month deposits are common, NCR rentals run on small deposits. The practical norms below are what brokers on ZeoRent see across Gaur City, Sector 150, Indirapuram and similar markets.

Security deposit

One to two months' rent is standard for unfurnished and semi-furnished flats; fully furnished homes and premium societies ask two to three months because of the furniture at risk. The deposit is refundable at exit after deducting unpaid bills and damage beyond normal wear. Painting charges are the most common deduction: many owners deduct half a month's rent for repainting after a stay of a year or more, so agree this in writing up front.

Brokerage

For rentals the customary brokerage in Noida and Ghaziabad is 15 days' to one month's rent, paid once by the tenant, and often matched by the owner. Some brokers quote half a month from each side. Brokerage is paid at agreement signing, not at site visit. If the same broker renews the agreement next year, a renewal fee is not customary unless agreed.

On ZeoRent, brokers pay for leads and list for free, so a tenant enquiring here is not charged a listing or enquiry fee; brokerage on the actual deal is between you and the broker and should be stated before the first visit.

What is not refundable

  • Brokerage.
  • Token money if you back out after the owner holds the flat for you (usually ₹5,000–10,000, adjusted against the first month if you proceed).
  • Stamp paper and notary costs.

Avoiding deposit disputes

Photograph every room, meter readings and the inventory at move-in and share them on WhatsApp with the owner the same day. Get the deposit amount, refund timeline (within 7–15 days of vacating is typical) and painting clause into the agreement. Pay rent by bank transfer so the ledger is clean.
