How it is calculated
super built-up = carpet × (1 + loading%), so loading% = super ÷ carpet − 1. Built-up area (carpet plus walls and balconies) is approximated as carpet + 12% for display only. RERA defines carpet area as net usable floor including internal walls, excluding balconies, verandahs and open terraces.
Worked example
A 2 BHK sold as 1,100 sq ft with 845 sq ft RERA carpet has 30.2% loading, normal for Greater Noida West. At ₹70 lakh that is ₹6,364 per super sq ft but ₹8,284 per carpet sq ft; compare flats on the carpet figure.
