How it is calculated
rent in year n = rent × (1 + increase%)^(n−1); total = sum of 12 × yearly rent; equivalent flat rent = total ÷ months. Uttar Pradesh has no statutory cap on residential rent increases for agreements under the 11-month pattern; the agreement governs.
Worked example
₹18,000 with 5% yearly rises for 5 years: year-5 rent ₹21,880 and ₹22,973 from year 6, total paid ₹11.94 lakh, equivalent flat rent ₹19,895. At 10% the year-5 rent would be ₹26,354 and the total ₹13.2 lakh.
Frequently asked questions
What is the normal rent increase per year in Noida?
5% is standard in agreements; 7.5–10% appears in high-demand societies. Anything above that is negotiable, especially for long-term, low-maintenance tenants.
Can a landlord increase rent during an 11-month agreement?
Not unless the agreement allows it. Increases apply at renewal, and the agreement usually states the percentage.
How much notice is needed for a rent increase?
Typically one month in writing before renewal, as set by the agreement; the UP Rent Control Act applies only to older tenancies and specific buildings.
