How it is calculated

Move-in cash = deposit + brokerage + advance rent + agreement costs + society charges. The deposit returns at exit less agreed deductions; brokerage and fees do not. First-year outflow = 12 × (rent + maintenance) + non-refundable costs; advance rent is counted within the 12 months.

Worked example

₹18,000 rent, 2 months' deposit, 1 month brokerage, 1 month advance, ₹1,500 agreement, ₹2,000 society fee: ₹75,500 at move-in, of which ₹36,000 is refundable. With ₹2,500 maintenance the effective monthly cost is ₹20,500.

Is brokerage refundable?
