Rental yield calculator (gross and net, with vacancy and maintenance)
Gross yield is annual rent divided by price; net yield subtracts what the owner actually pays: vacancy, society maintenance (where the owner bears it), property tax, repairs and insurance. In Greater Noida West gross yields sit around 3–3.5%; net yields a point lower. Compare that with a fixed deposit before buying "for rental income".

How it is calculated
gross yield = rent × 12 ÷ price; net yield = (rent × 12 × occupancy − owner costs) ÷ price; cash-on-cash = (monthly NOI − EMI) × 12 ÷ own money. Appreciation is excluded; use the ROI calculator for total return.
Worked example
₹65 lakh flat renting at ₹18,000 with 3 weeks' vacancy, ₹24,000 maintenance and ₹8,000 tax: gross 3.3%, net 2.6% (NOI ₹1.72 lakh). With a ₹40,000 EMI the monthly cash flow is −₹25,700, so the investment relies entirely on appreciation.
