How it is calculated
Rent steps up by the escalation percentage at the start of each escalation period; CAM is held flat (adjust if your CAM escalates too). Yearly cost = (rent + CAM) × area × 12, plus GST at 18% where the landlord is registered. Total occupancy cost adds the fit-out; the security deposit is shown separately because it is refundable.

2,000 sq ft office at ₹60 + ₹12 CAM, 15% every 3 years, 9-year lease, 18% GST, ₹15 lakh fit-out: month-1 outflow ₹1.7 lakh; rent reaches ₹79 per sq ft in years 7–9; total occupancy cost about ₹2.23 crore including ₹31.7 lakh of GST, averaging ₹103 per sq ft per month all-in.
