How it is calculated
floor rise = (your floor − base floor) × rate per floor × area; PLC = sum of applicable PLC rates × area; other percentage charges apply on the base price. All on super built-up area as in builder price lists. Negative floor-rise models projects that discount higher floors.
Worked example
1,100 sq ft at ₹6,500 (₹71.5 lakh base), 12th floor with ₹25 per floor above the 3rd: 9 × 25 × 1,100 = ₹2.48 lakh; park-facing ₹150 and corner ₹100 add ₹2.75 lakh. Extras ₹5.2 lakh, 7.3% of base, effective rate ₹6,975 per sq ft.
Frequently asked questions
What is PLC in a flat purchase?
Preferential location charge: a per-sq-ft premium for units facing a park, road or club, or on a corner, typically ₹50–300 per sq ft in NCR.
Is floor rise charged on every floor?
Usually from a base floor (often 2nd or 3rd) upward at ₹15–50 per sq ft per floor; some premium projects charge more, and a few discount very high floors.
Are PLC and floor rise negotiable?
Often, especially on unsold inventory and for ready units; they are also outside the RERA carpet-area price, so ask for them separately in the cost sheet.
