How it is calculated
rate = price ÷ area computed separately on super built-up and on carpet area. The carpet-area rate removes the effect of each builder's loading, so it is the figure to compare across projects.
Worked example
Flat A: ₹70 lakh, 1,100 super, 845 carpet → ₹6,364 per super sq ft, ₹8,284 per carpet sq ft. Flat B: ₹72 lakh, 1,150 super, 900 carpet → ₹6,261 and ₹8,000. B looks dearer in total but is ₹284 per carpet sq ft cheaper.
Frequently asked questions
Should I compare flats on super built-up or carpet rate?
On carpet. Super built-up includes each builder's own loading, which differs by project, so it is not comparable.
Where do I get the carpet area?
From the RERA filing of the project (ZeoRent society pages show the declared carpet areas per unit type) or the agreement for sale.
Is a lower per-sq-ft rate always better?
Only on the same basis. Also compare floor rise, PLC, parking and club charges, which sit outside the headline rate.
