Buying a resale flat in Noida or Greater Noida: the document checklist
Most resale flats in Noida sit on authority leasehold land (Noida, Greater Noida or Yamuna Authority) or on builder-allotted land, so the paper trail is longer than a plain freehold sale. Work through this list before paying a token.
1. Title chain
- Builder-buyer agreement or allotment letter of the first owner, and every subsequent sale deed or transfer memorandum.
- Registered sale deed in the current seller's name (or a registered agreement if the builder has not yet executed deeds in the project).
- Possession letter and, for ready projects, the occupancy or completion certificate of the tower.
2. Dues and NOCs
- No-dues certificate from the builder or society: maintenance, electricity, water, club.
- Authority dues on the project: if the promoter owes lease premium to the authority, registries can be blocked; ask whether tripartite registry is currently happening in the project.
- Transfer charge quotation from the builder or society; it is usually the buyer's cost but negotiable.
- If the seller has a loan, the bank's foreclosure letter and original documents in bank custody.
3. RERA and physical checks
- Match the tower and unit type with the UP RERA filing; compare the declared carpet area with the allotment letter.
- Visit at two times of day; check water pressure, seepage on the top floor, lift condition and parking allotment (covered parking is often sold separately and should be in the deed).
4. Money and registration
- Token (usually ₹1–2 lakh) against a signed agreement to sell with a timeline and penalty clauses.
- Loan sanction on the buyer's side; the bank's legal team will repeat the title search, which is a useful second check.
- Compute stamp duty and registration on the higher of price and circle rate; generate the e-stamp on IGRS UP.
- Register the sale deed at the sector's sub-registrar office, then apply for mutation of society records, the electricity connection and the authority's transfer memorandum.

Frequently asked questions
What documents should I check before buying a resale flat in Noida?
The full title chain from allotment to the current registered deed, possession letter, occupancy certificate, builder and society no-dues, authority dues status, and the RERA record for the unit.
Who pays the transfer charges on a resale flat?
Usually the buyer, but the amount is set by the builder or society and is negotiable between the parties; get the quotation in writing before the token.
Can I buy a flat where the builder has not done registry?
Yes through an endorsement or transfer memorandum, but the registry risk passes to you; check why the project has no registry and whether authority dues are pending.
