Ready to move or under construction: how to choose in Noida and Greater Noida West

Greater Noida West has both: large ready townships with resale inventory and a steady stream of new launches along the proposed metro corridor. The right choice depends on when you need the home, how much risk you can carry and whether you are buying to live or to invest.

Ready to move (resale or builder-ready)

  • No delivery risk; you see the actual flat, tower, view and society upkeep.
  • No GST on ready flats with an occupancy certificate; you pay stamp duty and registration only.
  • Rental income or own use starts immediately; the EMI is not paid alongside rent elsewhere.
  • Resale prices in established societies have a visible history on ZeoRent society pages, and the RERA record shows the declared carpet areas.
  • Costs: transfer charges to the builder or society, possible repairs, and older stock may lack newer amenities.

Under construction

  • Lower entry price and construction-linked or subvention payment plans; the full amount is paid over two to four years.
  • GST of 5% (1% affordable) on the price, on top of stamp duty at registration.
  • Delivery risk: check the UP RERA page for the declared completion date, the quarterly progress reports and complaints against the promoter. Greater Noida West has a long history of delayed projects, so the promoter's track record matters more than the brochure.
  • You pay EMI on disbursed amounts plus rent until possession, so the real cost is the price plus two to three years of double outflow.

Checks before paying a token on a new launch

  • RERA registration number matches the tower you are buying and the registration is not expired or in abeyance.
  • Approved layout and sanctioned building plan (both are filed with RERA; ZeoRent shows them on society pages where available).
  • Land title and whether the authority lease is fully paid; pending authority dues block registry.
  • Payment schedule tied to construction milestones, not time.

Rule of thumb

Buy ready if you will live in it within a year or need rental income now. Consider under construction only from a promoter who has delivered a comparable project nearby on time, and price the two to three years of rent you will pay meanwhile into the comparison.

Frequently asked questions

Is GST charged on a ready-to-move flat?

No. Flats with an occupancy certificate attract no GST; under-construction flats attract 5% (1% for affordable housing).

How do I check if a project is RERA registered?

Search the project on up-rera.in and match the registration number, promoter and completion date; ZeoRent society pages show the RERA record and documents where imported.

Is under construction cheaper than resale in Greater Noida West?

Usually 10–20% cheaper at launch, but add GST, the rent you pay until possession and the delivery risk before comparing.
