Property tax estimator (annual rental value method)

Uttar Pradesh municipal corporations (Ghaziabad, Lucknow, Kanpur) tax houses on an annual rental value: carpet area × a notified per-sq-ft monthly rate by zone and construction type × 12, with concessions for self-occupied homes, less a standard deduction, then a tax percentage. Noida and Greater Noida authority areas levy lease rent and water charges rather than municipal house tax on group housing. Enter your zone rate from the Nagar Nigam's notification.

How it is calculated

ARV = carpet area × notified monthly rate × 12 (commercial rates are a multiple of residential); net ARV = ARV × (1 − self-occupancy concession) × (1 − standard deduction); tax = net ARV × tax %; early-payment rebates of 10–20% apply if paid in the first quarter. Water and sewer taxes are often added as percentages of ARV; include them in the tax % if your bill shows them.

Worked example

1,200 sq ft self-occupied house in a Ghaziabad zone with ₹2.5 per sq ft: ARV ₹36,000; after 25% self-occupancy and 10% deduction, net ARV ₹24,300; at 15% the tax is ₹3,645 a year, about ₹3,280 with a 10% early rebate.

Frequently asked questions

Is there property tax on flats in Noida?

Noida and Greater Noida are industrial development authority areas, not municipalities: group-housing flats pay lease rent and water/sewer charges to the authority rather than Nagar Nigam house tax. Independent houses in villages under a Nagar Palika may be taxed.

How is house tax calculated in Ghaziabad?

On annual rental value: carpet area × the zone's per-sq-ft monthly rate × 12, less self-occupancy and repair concessions, then a tax percentage (around 15% for residential) plus water and sewer taxes, with an early-payment rebate.

Can I pay property tax online?

Yes, most UP Nagar Nigams (Ghaziabad, Lucknow, Kanpur) have online portals where you look up the property ID and pay; the receipt is needed for registry and loan files.

Sources and what to verify: UP Municipal Corporation Act (ARV method); Ghaziabad Nagar Nigam rate notifications.
