GST on property calculator: under-construction vs ready to move
Since April 2019 GST on residential property is 5% without input credit, or 1% for affordable housing (carpet up to 60 sq m in metros, 90 sq m elsewhere, and price up to ₹45 lakh). Ready-to-move flats with an occupancy certificate and resale flats attract no GST. Land value is deemed one-third of the price and excluded, which is already built into those effective rates.
- Applicable rate
- 5% (standard residential)
- Price including GST
- ₹63 L
- Why
- Does not meet the affordable thresholds (≤ ₹45 lakh and ≤ 60 sq m carpet), so the 5% rate applies.

How it is calculated
Effective rates after the one-third land deduction: 5% (standard) or 1% (affordable) on the total consideration for under-construction units booked after 1 April 2019; no input tax credit to the builder. Affordable = carpet ≤ 60 sq m (metro) or 90 sq m (non-metro) and price ≤ ₹45 lakh. Delhi NCR counts as metro.
Worked example
₹60 lakh under-construction 2 BHK with 78 sq m carpet in Greater Noida West: not affordable (above ₹45 lakh and 60 sq m), so GST is 5% = ₹3 lakh. A ₹42 lakh flat with 58 sq m carpet would pay 1% = ₹42,000.
