Step-up / step-down EMI calculator

A step-up plan starts with a lower EMI that increases yearly, matching expected salary growth; some lenders offer it formally, and anyone can replicate it with voluntary yearly increases. Step-down is the reverse for borrowers nearing retirement. The tool compares either plan with a flat EMI on the same loan.

How it is calculated

The EMI is constant within each year and changes by the step percentage every 12 months. The starting EMI is solved (by bisection) so that the balance reaches zero exactly at the end of the tenure under monthly reducing-balance interest. Step-up plans pay more total interest because principal is repaid later; step-down plans pay less.

Worked example

₹48 lakh at 8.5% for 20 years with 5% yearly step-up: starting EMI ₹28,821 against a flat ₹41,656, rising to about ₹72,830 in year 20; total interest ₹66.4 lakh versus ₹52 lakh flat, about ₹14.4 lakh extra for the lower start.

Frequently asked questions

What is a step-up home loan?

A plan where the EMI starts low and increases by a fixed percentage each year (usually 5–10%), suited to young borrowers expecting salary growth; eligibility is computed on the projected income.

Does step-up EMI cost more?

Yes. Principal is repaid later, so total interest is higher than a flat EMI; the benefit is affordability and a larger loan early on.

Can I convert a normal loan to step-up?

Informally, yes: take the lowest EMI the bank allows (longest tenure) and prepay a growing amount each year; use the prepayment calculator to see the effect.
