Home loan eligibility and affordability calculator

Lenders cap your total EMIs at a fixed obligation to income ratio, usually 40–55% of net monthly income depending on salary band. Combined with the rate and the longest tenure your age allows, that sets the loan, and the loan-to-value rule sets the property price.

How it is calculated

EMI capacity = (net income × FOIR%) − existing EMIs; max loan = EMI capacity ÷ EMI per ₹1 lakh × 1 lakh at the chosen rate and tenure; property price = loan ÷ LTV. Banks also cap tenure at retirement age (usually 60–65) and may use gross instead of net income with a lower FOIR.

Worked example

Net income ₹1.2 lakh, ₹8,000 existing EMI, FOIR 50%: EMI capacity ₹52,000. At 8.5% for 20 years (₹868 per lakh) that is a ₹59.9 lakh loan, a ₹74.9 lakh property at 80% LTV, ₹15 lakh down payment plus about ₹6.7 lakh for duty, registration and brokerage.

Frequently asked questions

How much home loan can I get on a ₹1 lakh salary?

Roughly ₹45–55 lakh at 8.5% over 20 years if you have no other EMIs, using a 40–50% FOIR; a co-applicant's income adds proportionally.

What is FOIR?

Fixed obligation to income ratio: the share of monthly income a bank lets you commit to all EMIs, typically 40–55% depending on income level.

Does a car loan reduce home loan eligibility?

Yes. Every existing EMI is subtracted from your EMI capacity before the home loan is sized; closing a ₹10,000 car EMI adds about ₹11.5 lakh of home loan eligibility at 8.5% over 20 years.

Sources and what to verify: RBI LTV norms: 90% up to ₹30 lakh, 80% up to ₹75 lakh, 75% above.
